Pros and cons of the two states?

We have some extended family in mid TN around Tullahoma if that enters into it.

We are looking for small farm property,would ideally like two homes or the ability to put another home on property so as little government interference as possible.

We are planning to 'retire' as much as possible.

By this we mean to buy outright if at all possible and have little to no debt and produce as much of our needs as we can.Will work dead end purposeless jobs if needed however.
